Why we do it
After spending many years abroad, we returned to Sicily and looked at it from a new angle. We initially settled in Palermo, home to a vibrant and chaotic energy, where we re-experienced the complexity of Sicilian culture. However, as we both desired a simpler, more natural lifestyle, we moved to the countryside; surrounded by lush hills and a crystal-clear sea. We often wondered what treasures we might discover down each path and began exploring this new territory. Due to its fascinating history, the Sicilian countryside is filled with ruins and abandoned properties; we wish to bring these unique places back to life in order to reinvigorate our beautiful homeland.
We believe that true luxury lies in simplicity, authenticity and comfort.
The aim of House&Putia is to help you invest in the perfect property and create the project to fashion it into your Sicilian dream house. When the renovation is complete, we will become your property manager and manage the rental of your house to ensure you receive a return on your investment. During both phases, we act as the intermediary and coordinator between yourself, the project and the rest of the team, taking care of all the details so that you can simply enjoy the process!
How it works
Each project is composed by two phases:
Part 1 - Project Management
House&Putia helps you find the perfect property in the location of your dreams. We then assist you through the acquisition by ensuring that the paperwork is in order, that the house meets legal requirements, and act as procurator for the purchase if necessary.
Once the property is yours, we begin creating the renovation project in partnership with our architect and provide you a realistic rendering of what the house could look like. We also provide interior design and garden design services.
After the project approval, we bring in our trusted team of builders, electricians, plumbers, carpenters, blacksmiths, etc…, and monitor their progress daily. We will manage any issues or surprises that may arise during the renovations, and make sure that deadlines are met.
We act as the intermediary and coordinator between you, the project, and the rest of the team. You will receive a weekly report with pictures and a description of the achievements that have been made, so that you are always kept up to date!
Part 2 - Property Management
Once the renovations are complete and the property is shining, we offer to become your property manager. After doing several analyses of the market, pricing, channels, etc…, we craft a strategy to optimise rental opportunities. We then provide you a business plan that forecasts expenditures and revenue to calculate your potential return on investment.
We will register listings on various channels and our webmaster will create a website to maximise direct bookings. He will also design a logo based on the brand identity and provide coordinated images. Originally a professional photographer, he will take high-quality pictures that capture the beauty and details of the place. Videos or drone videos can also be arranged.
Finally, we will put together the local team that will take care of your property, including cleaners, linen rentals, gardeners and maintenance teams. We will also manage guest check-ins and all communication prior to arrival, aiming to create an enhanced guest experience to become Superhosts in no time.
